This residential complex deserves a high rating because of the quality services it provides.

When our apartment had a roof leak, I spoke with management, and they immediately accommodated us in the guest house for about ten days while repairs were underway. The guest house was fantastic—a fully furnished two-bedroom unit, stocked with essentials, including coffee and small necessities.

The location of this complex is excellent. It consists of three buildings, and in my opinion, Lunette is the best one. It’s the quietest, less crowded, and has a fully enclosed parking garage that isn’t exposed to the cold. Unlike long, narrow hallways, the layout is more square-shaped, which makes it feel more spacious. It’s also the building with the Starbucks café downstairs.

We currently live in Fenestra, which is farther from the elevator. The Venetian building, on the other hand, has rental rooms and a security desk but tends to be busier and noisier than the others.

Overall, this place is fantastic—close to the library, cafés, restaurants, an ice-skating rink, and many other amenities.

Downsides:

While the complex is designed to be pet-friendly, it’s not ideal for families with children. There are no playgrounds, parks, or child-friendly spaces, and families with kids are quite rare here. The community is primarily young professionals.

As of 2025, rent for a one-bedroom apartment is over $2,000, and while the units are small, they do have high ceilings, which adds a sense of openness. The gym has recently been upgraded and is now well-equipped and excellent.

I moved to Fenestra at Rockville Town Square just 3 months ago. This apartment is very nice and clean, leasing office managers so kind they are helps me so much. And best maintenance service in USA. When i moved to my new home i just check everything and i need something for fixing and changing. Donald is so professional and very nice man. He is doing everything very well. And other maintenance employers too. Thank you so much.

I recently moved out, and my experience was terrible!!! The concierge service manager was incredibly rude and unhelpful. On multiple occasions, I encountered dismissive and condescending behavior from the manager at the front desk. Whether it was a simple question about mail or assistance with a package, the responses were curt, and the attitude was nothing short of unprofessional. Also, the manager never answered the phone call! They will not lock the loading elevator even when you booked it! The leasing office was equally disappointing. When I already applied my unit, they even didn't even commit the price on the website at first. They finally committed it after I emailed their head quarter. Communication was a constant issue throughout my lease, and things only got worse when it was time to move out. They called me to pay leftover utilities to Fenestra after I have already received an email from deposit company said my leftover utilities will be deducted from deposit. They attempt to double charge me! How horrible it is!

I had a fantastic experience with the tour. Lindsey was a delight to work with and had extensive knowledge of the apartment buildings. One of the aspects I appreciated most was the minimal added fees compared to many other places. Plus, I've been assured that pests and rodents are well-controlled. The number of amenities is impressive, especially since you have access to all the facilities in the surrounding buildings owned by the company. The location is perfect, with the metro being a 5 minute walk. I will definitely provide updates on my experience with the place as I know many times people don't put updates for their experience throughout their time.

Update: After being here for a couple weeks, I found the maintenance and front desk to be extremely helpful. I did have a few issues like a dirty toilet seat and my dryer made a ticking noise, but those were addressed almost immediately.

I’ve been at Fenestra about a month, I found the leasing process very easy and the leasing office super helpful and flexible throughout the process. The freight elevator made move in super easy (though now I know that it can be out of order semi frequently). The concierges at the main building are always super kind and helpful, especially Keshay! Overall, I’ve been loving living at Fenestra, the location is just perfect!

I will start by recommending that you contact Alexandra Fisher if you are interested in moving to Fenestra. It is indeed a charming community in the heart of Rockville Town Square, which is alongside pedestrian streets filled with shops and restaurants. The staff at Fenestra is very attentive and professional. Last year we had a medical emergency, and the maintenance team attended the damages/clean up even before the EMTs arrived. That said, most of us renters agree that knowing that you have a great leasing staff behind you makes your household less stressful. And after more than 20 years renting I can attest that I have never had a better leasing professional than Alexandra Fisher. She always goes above and beyond to make sure all our needs are met. We were considering moving out after our lease expired, but we just renewed a 2-year lease because Alexandra made sure we got the best deal possible in the area! She is one of a kind. Thank you, Alexandra!!!

If you're on the fence about renting with Fenestra at Rockville Town Square, take this as your sign to PASS. Pay attention to the 5-star reviews - they mainly rave about the concierge while skipping details about the apartment quality, management, or maintenance. We rented with them for over three years and, by the end of it, were counting down the days until our final lease would end.

Pros:
* Great location near good restaurants, cute stores, and a wonderful library.
* The concierge team works hard, solid 4 out of 5 stars.
* Year-round events in the Square (Taiwanese festival was a highlight for us).
* The apartment unit itself is very nice (though with somewhat outdated appliances).
* Five-minute walk to the Rockville metro station!
* Lively area! It can get noisy at night if your unit faces the bars and music, but we saw it as a pro after moving here during the pandemic to be around people again.

Cons (buckle up):
* ATROCIOUS management: They rarely answer emails, and it's nearly impossible to reach them by phone. When you do finally get a hold of someone, they're unhelpful and give empty promises. We often had to involve the Regional Manager to get items like repairs and reimbursements moving. Expect to waste a lot of time chasing them to handle even basic tasks.
* Maintenance is unreliable: The service and support team quality have gone down drastically over the years. If something breaks in the middle of the night, the call center now redirects to the concierge (bless them), and emergency maintenance doesn't respond until the next day when the office opens at 10 am. They will not keep up with routine maintenance of their apartments, such as changing the HVAC air filters, making it your responsibility to schedule.
* Building quality has declined: The loading dock elevator is frequently out of order or reserved, and various fluid leaks in the parking garage are common. The garage door breaks down for weeks at a time every year. We've had to work from cafes and libraries due to random power outages.
* OMG THE FIRE ALARMS: Deafening alarms randomly go off in the middle of the night or during work calls. It will happen multiple times in a week and then resolve for about six months before continuing the pattern. Fenestra management even stopped addressing these in their email updates.
* Safety concerns: We felt the Square was not the safest area to live. A man was shot below our apartment a couple of years ago, and there have been several robberies/break-ins in the stores at the Square.
* 15% rent hike: This was the final straw. Rent increases were typically between 0% and 5% every renewal period. So you can imagine our surprise when they decided that a 15% increase out of nowhere was fair without any improvement in amenities, quality of the deteriorating buildings, and the decreasing safety of the area. They claimed it was to "match their market value" according to their 'system' (what does that even mean?). Our own market research said otherwise. Many neighbors on our floor have also moved out due to the above issues.

Giving Fenestra 2 stars: 4 for the concierge, 5 for the location, and negative 7 for everything else.

The concierge is one of the best perks here at Fenestra Apartments. The concierge team is so welcoming, friendly and helpful. They take great care of the packages and makes sure all your questions and concerns gets directed to a staff member that can best assist you. Curtis is amazing and is the perfect example of professionalism and providing outstanding customer service to all residents, Curtis is our friend not just concierge!
