If I could give this place zero stars, I would! The only good thing about New Forest is the maintenance team—nothing else. When I first moved in back in 2019, it was fine, but ever since new management took over, the community has gone downhill fast.

All they do is collect rent and cut grass! The office staff isn’t the worst, but some seriously lack customer service skills. In the past five years, I’ve watched three buildings burn down, and yet they still refuse to update anything—while charging top dollar.

If you’re considering moving here, don’t! Look elsewhere, like Gleneagles, where residents are actually treated better.

There are no internal options for struggling families. Most of the office is unpleasant and have attitudes. The young lady that I worked with when I first moved in was gone a week later. She was good that is what swayed my move in. Staff changes quickly. They are quick to file and quick to not provide options blaming it on fair housing laws despite the amount of vacant apartments and high turnover rates of tenants. One month I was marked as late but had actually over paid for not having my balance correct in the system and no one could explain the ledger. I asked for a different lease renewal rate weeks ago and I am still waiting on it yet I didn’t have to wait for a late notice. Trash is around the buildings and handicap parking is close to the building but still a walk to the entrance of the building. Neighbors are noisy and contractors worse with their noise. The apartments of St Charles is not what it used to be and most tenants are unhappy just complain amongst themselves. However if you scroll through the reviews the change occurred 2 years ago. Lots of one and three stars. This when it was no longer about the tenant and the quality of living here. I would love to see changes for the better. Maybe things will change as they are no longer the monopoly of Charles County. New options are being built daily. But what about those who can’t afford to move. I would like to see the community care about its tenants again and give them options for a better living environment here.

I have turned in two major work orders but neither of them have been fixed. I have turned in multiple follow ups with zero communication from maintenance or management. It really seems that neither care about customer service. This has been going on for months. And all has to do with the construction downstairs on the St Charles office. Here is a recap. Veterans Day weekend the construction down stairs installed a massive metal “I” beam that was used to “level” the ceiling. The problem is the ceiling is my floor which adjusted six doors in my apartment. I now have three doors that do not work. The second work order has to do with the consistent heat coming into my apartment from downstairs. I have come home from work and it’s been between 79 and 84 degrees. And this is with nothing turned on. Nothing. And the out side temperatures have been well below 50. The construction team downstairs had the furnace blowing directly on the ceiling (my floor). I have to open all doors and windows in the apartment to get the heat out. Meanwhile letting in everything from outside from bugs, leaves and neighbors.
I’ve tried to just use the A/C to do this but it doesn’t keep up with the heat. I have been woken up in the middle of the night to temps in the 80’s. Not a great way to get a good nights rest. I’m writing this at 4:30am and can feel the heat coming up through the floor as we speak. So even though I have submitted up to 10 work orders about this nothing has been done except to replace my air filter which didn’t need to be replaced.
This is not a happy situation.

The living conditions are horrible. There is no one in the rental office. The maintenance team looks like they are on something and there are kids that we have to look out for. I believe because it’s low income driven that request are not getting done. Bathroom doors are off the hinges along with bedroom doors that have been ignored. My lease isn’t up so I have to wait but for protection until I move I will be filing for rent escrow through the courts so repairs will get done. It’s sad that people who need to help as a stepping stone are treated with no dignity or respect. Lastly who owns the complex now because it's inconsistent. As I write not knowing what can come of this but I have to advocate for the people who are afraid to speak up or can’t afford. I’m not afraid because I am covered by God. Things need to change on Gallery Place.

Initial maintenance request was for a leaky dishwasher. It was 2+ weeks before anyone even came back after the initial inspection. In the time we waited, the dishwasher stopped working properly altogether and one had to be ordered which was another 1+ week(s). With the amount of rent we are charged, this process should have been much quicker and there should have been communication along the way…

Three words, I Love them! I just love the maintenance staff here, they are always so prompt. They fixed my leaking faucet and cleaned up the mess. Thank you Jimmy! Everything was great and gave me advice on what to look for. Explained so I could understand! They are informative about coming in your apartment with notices by email and on mailboxes and leave work order notices with updates if they need to come back or completed. God bless our wonderful maintenance team. 🙏Thank you for all that you do. I am truly grateful for your time and service. Still They deserve more than 5 stars! ⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️

Worse maintenance department ever. I keep getting text saying they've completed my request, but no one entered my home and did anything. When they actually did come after 1 month, they didn't even fix the issues requested. I moved in with a dirty oven and they refuse to clean it. They left a note talking about give it some TLC. I did clean everything upon move in because they nasty but the space between the glass on the oven door isn't easily accessible. The apartments aren't too bad, but they aren't well maintained for the money they are charging. I know they charge fees during move out if these things aren't cleaned so therefore it should be clean and ready for move in for the new tenant. My unit is crawling with spiders of various species. The exterminator came and sprayed the kitchen and left. I have a whole duplex unit, what about the rest of the space? The fridge was all cracked up (another thing I know they charged the previous tenant for) and yet no one will replace it. It is also leaking water into it and the water freezes because they keep adjusting it and putting it on 8 when the recommendation is a 5. So twice a day I have to chip a sheet of ice from my fridge and wipe up the excess water. Im beyond fed up and I've only been here 2 months.

I can’t begin to express how wonderful Patricia Harrison is! She basically held our hand through the entire process of getting our dream apartment🥰 She was very patient and understanding, and was willing and able to answer any of our questions and concerns!
