I closed in October and couldn’t be happier. Betty, Josh and Tyler were so so so patience with me as I’m very picky. They helped me along the way very responsive. Every week I received an update and picture of the progression of my home from Tyler. Ryan homes was very professional as I did not have a realtor I was well taken care of trust me! Betty motivated me so much I didn’t even believe I could purchase a home alone but she continued to inspire me and she was right I was more than ready to purchase my first home alone. Josh was so patient and considerate. Even with me changing my mind every two seconds he made it happen. Josh and Betty are the best! Tyler was the best PM I’ve ever met even with moving in he’s still very helpful. He takes his job very serious and you are in great hands with Tyler (he’s on point lol). Best team to trust, they all take their jobs serious and very sweet but professional. Even Danielle at closing was the sweetest my mom said she never met such nice people because her closing staff was so cold nope not Ryan. Jose and Rana were so helpful to prepare me for closing and ensured I was all set. What Jose told me to bring to closing is what was required I didn’t have to pull out extra money at the closing table I actually received refund money back after closing. Thank you again Ryan for experiencing such a huge milestone in my life. I will forever appreciate this team. 🤍

Update I hit my 1 year mark and Carlos my warranty lead was everything. I had an inspection done and he made sure everything single item on my inspection report was resolved. He was so helpful and professional. Love this staff

Had a great experience with Addie! She was friendly, attentive, and very professional. She helped us and walked us through the various floor plan options and financing options that were available.

Only feedback for Ryan Homes as a company is to be more transparent on their closing cost money incentive and interest rates, since it looks like that the closing cost funds were primarily used to buy down the interest rate.

We ultimately went with Stanley Martin since they had a floor plan we preferred and they were able to provide a lower interest rate.

I recently received excellent service from Ryan Homes sales representative Yarla Huiswoud in the Westphalia Towne Center community. In addition to being very knowledgeable and professional in introducing me to the community and available home options there, Yarla was very warm and personable. She really listened to my needs and concerns and made every effort to respond and offer solutions. The way she talked about some of the residents around the homes I toured, and remembered their names, made me feel like she really cares and enjoys connecting with her customers. Imagine paying $130 in HOA fees for three years, only to realize you have nothing to show for it. While RH may not directly manage the HOA, they’re certainly complicit in selling false promises. They pitch you a dream that quickly turns into a nightmare. The community lacks essential amenities, including the Town Center that RH promised during the sales pitch. The home construction is mediocre at best—hollow walls, hollow and squeaky floors, and overall subpar quality. RH is taking years to complete the community, which only adds to the frustration. They’ll say anything to close the sale, but the reality is far from what was promised.

Update to Ryan Homes Response my partner and I own a property in Westphalia, we own a property in summerfield, one of my family members also owns a property in summerfield. My family member owns a property in Stanton Square. My family member also owns a ryan homes property in richmond called Braden Townes. We have extensive experience and familiarity with how Ryan Homes does things. All of these properties were bought nearly within the same time of one another and we all had the same experience, Ryan Homes will wash their hands of you as soon as you pay and sign off on all your documents. They will treat you like a number, there is no customer service and there they do not stand behind their product. Trust me when I say you are making a mistake purchasing a property with these guys, they will promise you everything then when it comes time to warranty and repair of shoddy workmanship, poor installation they will just say oh thats not our responsibility, thats out of warranty, oh you have to hire a technician to show that it was installation issue, oh you hired someone to look at it (like we told you to do) oh now your warranty is voided. If you want to have a call so I can give you all the details just message me and I would be happy to tell you about my experience as well as the experience of a multitude of other individuals.

DO NOT BUY with Ryan Homes, they absolutely do not stand behind their products. I had an on-demand water heater start failing and they refused to look at the unit. I was forced to pay a technician to assess the systems and prove that they were install issues. The unit was still under warranty and only after I proved it was an install issue they finally were willing to take things seriously. Also, I am dealing with an outdoor unit that has a leak in the line and is leaking refrigerant. Ryan Homes and their contractor said this unit was outside of warranty and that they would not do anything unless I could prove it was an installation issue. Of course I hired an HVAC Tech which discovered that the unit come precharged with 4.875Lbs of refrigerant rated for a 15 line from the outdoor unit to the indoor unit. Well the run that we had was over 40 feet which the HVAC contractor should have added additional refrigerant due to the long run, unfortunately they did not and this issue was only discovered weeks after the warranty period ended. once again this is an install issue and Ryan Homes refuses to stand behind their products and refuses to hold their contractors accountable. Ryan Homes is only interested in their bottom line and not in customer service/satisfaction because they really don't care after you have paid, signed over your 60 day warranty paperwork and they have been able to sneak away scott free. Do not trust these guys, take your business elsewhere.
